and stairs. Also skylights, exposed beams, kitchen/bath fixtures,  floor/wall registers, balconies and decks with stairs. (Photo plan may be requested)

FOUNDATION PLAN – (2)

Locations of columns, piers, post and girders, mudsills and raised or slab. Contours and elevations are provided to the Engineer/Architect.

FRAMING PLAN – (2)
Detailed framing plans are offered when wall and ceiling elements are exposed. Includes plate, studs, posts, etc., labeled with member size & frequency as requested.

HOUSE ELEVATIONS – (2)
Elevations include doors, windows, walls, stairs, roof pitches, rooflines, chimneys, vents/stacks, header heights, ceiling heights, openings, and decks. Other features may be included upon request.

ROOF PLAN – (2)
Roof outline with valleys, ridges, hips, slope drainage, parapet walls, and mechanical equipment.

ROOF FRAMING PLAN – (2)
Includes plate, ridge, rafters, posts, etc., with member size & frequency annotations.

HVAC – (2)
Location of furnace, boiler, etc., includes the location of all existing duct work and or ventilation as specified by architect and/or engineer.
